S3E Engineers has worked on over 250 assisted and independent living elderly care projects throughout the United States and Canada. Senior living facilities typically include self-contained Alzheimer’s care units, dining rooms, commercial kitchens, commercial laundries, and parking garages. HVAC systems must provide individual room control for each resident and allow heating or cooling any time of the year. The ventilation air systems are typically designed to also provide emergency heat in the event of an extended power outage. The electrical systems for these buildings include standby power to meet code requirements for assisted living occupancies. Other typical requirements include a special security system for the Alzheimer’s areas, smoke barriers and smoke purge, resident room smoke detection with remote annunciation, and emergency call.
Sunrise Steeles Avenue
A thirteen story mixed use construction with two level underground parking garage built in a urban area. The building is divided into three separate entities including two stories of commercial, three stories of residential units, and a six story assisted living facility with indoor pool. The HVAC system consists of 1,000-ton energy efficient water source heat pump system, energy recovery units for fresh air supply, and high efficiency boilers. The electrical system was designed for 600V as is standard in Canada. Security and nurse call systems were provided per Sunrise standards.
The Kensington at White Plain
Five-story institutional facility built in densely populated area in just north of New York City. The building features Alzheimer patients areas, a professional kitchen, and a fully enclosed and ventilated garage. The building was equipped with a complex smoke removal system to meet local code requirements. The facility uses energy recovery ventilator units for fresh air supply into every patient room.
